Average rent up 6.1%

THE average rent for apartments in Shenzhen has grown by 6.1 percent this year compared with last year, according to a list of guided rent in Shenzhen issued by the city’s authorities, the Shenzhen Evening News reported Wednesday.

The list shows that the average residential rent is 26.1 yuan (US$3.94) per square meter this year, up by 6.1 percent compared with last year. Apartments near schools are the most popular, with rent growing by 10 to 20 percent. The rent for apartments in the Huaqiangbei area has soared by 50 percent due to the neighborhood’s convenient location and fully fledged supporting facilities.

The demand for rental apartments outside the previous Shenzhen Special Economic Zone, such as Guangming New Area, Bao’an and Longgang districts, is increasing as the living environment and public facilities in these areas have been improved.

The rent in a residential estate in Xin’an Subdistrict in Bao’an District has soared to 70 yuan per square meter because the estate is close to a Metro station.

According to the list, the average rent of offices in the city has gone up by 11.3 percent this year compared with last year. The office rent in Bao’an District has soared by 15.7 percent due to the increase in demand for offices in the district since Metro Line 11 was put into service.

The office rent in Longgang District has grown from 24.8 yuan to 28.3 yuan per square meter over the past year following the rapid development of the district’s cultural industry.

The average rent for stores in Shenzhen has soared from 49.8 yuan to 52.2 yuan per square meter over the past year, according to the report.

The average rent of warehouses has increased by 7.8 percent month on month, while the rent of factories has seen a month-on-month growth of 8.4 percent.

The rent of warehouses and factories in Bao’an District has soared by 12 percent from 13.4 yuan per square meter last year to 15 yuan per square meter this year, while the rent in Guangming New Area has grown by 60 percent, to 11.2 yuan per square meter, over the past year.
